It’s also important to distinguish between asking prices and closed sale prices. The true measure of appreciation is what buyers were willing to pay — not what sellers initially hoped to receive.

If you’re wondering how much your specific home has appreciated, the only reliable answer comes from reviewing comparable sales within your immediate neighborhood and school zone. A broad market percentage doesn’t always reflect your property’s true position.

The right analysis protects you from underpricing in a strong segment — and from overpricing in a more balanced one.
